Hybrid Appraisals: What Borrowers Should Know

A property visit and an appraiser’s independent analysis can be handled separately. For eligible loans, this approach may help streamline the valuation process.

Ask about your appraisal options

What is a hybrid appraisal?

A trained property data collector documents the home, and an appraiser uses that information and other sources to develop an opinion of market value. The appraiser generally does not make a separate on-site inspection. It is still an appraisal; it is different from an appraisal waiver and does not replace a buyer’s home inspection.

How the process works

  1. Eligibility review: The lender determines whether a hybrid appraisal is permitted for the loan and property.
  2. Property visit: A trained collector records interior and exterior property details, photographs, measurements, and a floor plan as required.
  3. Data submission: The property data is submitted through the applicable agency process and checked against its data requirements. Data validation is not a guarantee of value or loan approval.
  4. Appraiser analysis: The appraiser evaluates property information and comparable sales, develops an independent value opinion, and completes the required report.
  5. Lender review: The lender reviews the appraisal and may request clarification, additional information, or another appraisal approach.

Could it save time or money?

Class Valuation’s 2026 hybrid appraisal overview reports turnaround times two to three days faster and pricing below its traditional UAD 3.6 appraisal option. These are that provider’s claims, not a guaranteed result for your loan. Actual fees and timing depend on the lender, location, scheduling, property complexity, and any follow-up requirements.

Does every loan qualify?

No. Availability depends on the loan program, agency requirements, lender participation, underwriting findings, and property characteristics. Complex homes, acreage, or concerns identified during review may require a traditional appraisal. Do not assume a hybrid option is available for FHA, VA, USDA, or other programs simply because it is offered on an eligible conventional loan.

What does UAD 3.6 mean?

The Uniform Appraisal Dataset (UAD) 3.6 updates appraisal reporting with more structured property information and a redesigned report. It is a reporting standard, not a loan approval or a promise that a property qualifies for a hybrid appraisal. Your lender determines the applicable report and valuation requirements.

Common borrower questions

Will someone still come inside the home?

Yes, a hybrid appraisal uses an interior and exterior property data collection. Ask the provider about access, scheduling, and preparation.

Does a hybrid appraisal guarantee the purchase price?

No. The appraiser develops an independent value opinion. A purchase contract or a faster process does not guarantee a particular value.

Can I choose a hybrid appraisal myself?

Ask our team to review the available options. The lender controls the appraisal order and must confirm eligibility; borrowers should not independently order an appraisal expecting the lender to accept it.

What if the value seems incorrect?

Contact your loan team about the lender’s reconsideration-of-value process. Provide specific factual errors or relevant comparable sales; a review does not guarantee a changed value.
