INVESTMENT PROPERTY PLANNING
DSCR rental-property calculator
See how expected rent compares with the mortgage payment, taxes, insurance, and association dues. Then allow for operating costs to estimate the cash flow that may remain.
The starting numbers are editable illustrations, not current rates, offers, or lender-approved rent. This tool uses a fully amortizing, fixed-rate loan. No personal information is requested or saved by the calculator.

DSCR = monthly rent ÷ PITIA. Here PITIA means principal, interest, taxes, insurance, and association dues. A 1.00 ratio means rent equals that payment. The comparison target is your planning assumption, not a published lender minimum or approval test.
The separate cash-flow estimate subtracts PITIA, vacancy, management, and your other operating budget from rent. It is before income taxes and does not guarantee profitability. Real repairs, vacancies, rent collections, assessments, and costs can differ substantially.
About 20% down is a common starting point for DSCR purchases; many programs call for 20%–25%, with exceptions in both directions. Closing costs, prepaid items, and required cash reserves are additional. Interest-only, adjustable-rate, short-term rental, and commercial programs may use different calculations. This estimate excludes mortgage insurance and financing fees; confirm the full payment and program requirements with our team.
Lenders verify the rent they will accept and still review credit, assets, property eligibility, and other requirements. DSCR loans are for eligible investment properties. Compare your estimate with the DSCR financing guide.
