BORROWER GUIDE
Is Your Home Held in a Trust?
We can help arrange financing and close with your home held in an eligible trust, subject to lender approval and review of the trust documents.
For a second mortgage or HELOC, trust requirements vary by lender. Some programs accept qualifying trusts; others require title in the individual borrower’s name. Trust review may involve additional documentation, time, or costs. We’ll compare available options rather than assume that keeping your home in a trust means a higher interest rate.
Should You Transfer the Home Out Before Closing?
In some situations, temporarily transferring the home out of the trust may provide access to additional loan programs or simplify closing. Before proceeding, we’ll review the available pricing and requirements with you.
Do not change title without coordinating with your estate-planning attorney, lender, and title company. Deed preparation, recording fees, insurance, property tax exemptions, and estate-planning considerations may affect the decision.
Transferring the property back into a trust after closing may be possible, but the timing and requirements must be confirmed for your particular trust and loan. It should not be treated as an unrestricted transfer available at any time.
