HELOCs
Access home equity as your plans unfold.
A home equity line of credit is revolving credit secured by your home. You can generally borrow, repay, and borrow again during the draw period, within the approved limit and account terms. It may allow you to keep your existing first mortgage.
Discuss helocsWhat is a home equity line of credit?
A home equity line of credit lets an eligible homeowner borrow against available equity under the lender’s draw and repayment terms. Faulkner Financial Group helps compare available HELOC options through Barrett Financial Group LLC, NMLS #181106. Rates, fees, payment changes, lien position, property eligibility, and trust requirements vary; the home secures the debt.

- Homeowners who want flexible access to equity for planned expenses.
- Borrowers comparing a credit line with a home equity loan or cash-out refinance.
What lenders typically review

- Variable rate terms, possible fixed-rate features, annual fees, and early closure charges.
DIGITAL HOME EQUITY OPTIONS
A simpler way to explore your equity.
Ask about digital HELOC options with an online application and streamlined property valuation for eligible borrowers. Eligible digital programs may offer funds in as little as five days; this is not a guaranteed approval or funding timeline. Any applicable rescission period must be satisfied before disbursement. An automated valuation may replace a full appraisal when the property and program qualify. Some programs may offer a fixed-rate structure or fixed-rate draws as well as variable-rate options. Availability can differ for a primary residence, second home, or investment property.
- Home improvements or planned education expenses.
- Debt consolidation, with a comparison of total costs and repayment time.
- Cash-flow planning supported by a realistic repayment budget.
Our digital HELOC flyer highlights fast funding and appraisal alternatives. Actual approval, valuation requirements, and funding time depend on the lender, property, complete documentation, and any applicable waiting period. A full appraisal may still be required. Confirm the current timeline before committing funds to a project.
Moving unsecured debt onto a HELOC makes your home collateral for that debt. A lower initial payment alone does not establish that consolidation saves money.
BEFORE APPLYING
Is your home held in a trust?
HELOC trust requirements vary by lender. Review available financing options and coordinate any title changes with your attorney, lender, and title company.

HELOCs and the three-business-day right of rescission
For a consumer HELOC secured by your principal residence, federal law generally gives each eligible owner a right to cancel without penalty. This protection generally does not apply to a HELOC secured only by a second home or investment property. Certain transactions are exempt; confirm coverage with your lender.
When does the clock start?
The deadline is midnight of the third business day after the latest of these events: opening the plan, receiving the required rescission notice, or receiving all material disclosures. Later delivery can move the deadline. Follow the notice provided for your transaction; missing or defective disclosures may affect your rights.
Which days count?
For this rule, Saturdays generally count, even if the lender’s office is closed. Sundays and federal legal holidays do not. Bank-observed days off are not always the legal holiday used by this rule.
Example: if the plan opens and you receive all required notices and material disclosures on Friday, with no federal legal holidays involved, Saturday is day one, Monday is day two, and Tuesday is day three. The cancellation deadline is Tuesday at midnight.
How do I cancel?
Notify the creditor in writing using the instructions and designated address on your rescission notice. A phone call alone is not enough. Keep a copy and evidence of timely mailing or delivery. You do not need a particular reason to exercise an applicable cancellation right.
How does this affect funding?
Funds generally cannot be released until the rescission period ends and the lender is satisfied that no eligible owner canceled. Expiration is not a promise of immediate funding; confirm the actual disbursement schedule. Do not treat a fast-funding advertisement as permission to skip this period.
Draws and changes to an existing line can have different cancellation rules. Do not assume a routine funding request qualifies for a waiver of rescission.

Common questions
Will my payment stay the same?
Not necessarily. Variable rates, new draws, and the end of the draw period can change payments. Review how repayment works before opening the line.
What is the main risk?
Your home secures the debt. Failure to repay can lead to foreclosure. Interest-only payments, when offered, do not reduce the principal balance.
